About Us

Our Story

Civitas is a pioneering investment manager creating long-term predictable, indexed returns for investors. All while generating positive and measurable social and environmental impact through investing in healthcare, living, education and climate related energy transition.

Civitas was founded in 2016 and initially focused on the development of Civitas Social Housing PLC (“CSH”), as the first public real estate investment trust dedicated to investing in affordable and community-based healthcare housing. Listed on the London Stock Exchange, CSH was subsequently taken private in a recommended offer in 2023.

Today, Civitas manages six dedicated investment funds with £3.5 billion of committed capital having acquired over 1,200 properties across more than 150 individual transactions and becoming one of the largest investors in the impactful sectors of healthcare, living and education in the UK.

In 2022, acquired a leading and longestablished community housing provider in Gothenburg, Sweden. This forms part of a broader intention to acquire other similar assets in leading European countries, as part of a panEuropean social infrastructure strategy that is led by a dedicated European team within Civitas.

Civitas benefits from having created a multi-disciplinary specialist team of 45 professionals with in-depth experience of healthcare, living, education and infrastructure sectors, together with a proven track record in reaI estate private equity and investment management, and with market leading knowledge and understanding of operational healthcare.

Of Committed Captital

Andrew is a Group Director of CIM and has been in the social housing sector for more than 8 years, including being part of the team that established the housing investment company, Funding Affordable Homes. He was the advisor to and founder of The PFI Infrastructure Co, which in 2004 became the first publicly traded company in London dedicated to investment in social infrastructure. Andrew has worked in a senior capacity involved in the financial sector for over 25 years. He was previously Co-Head of Capital Markets at Societe Generale in London. He has also been actively engaged in other property activities in the UK and internationally. He is a chartered accountant.

Tom is a Group Director of CIM and has been involved in real estate investment for over 20 years, having originated, underwritten, financed, and asset managed a wide range of properties within the UK and abroad, through both equity and mezzanine investment including being part of the team that established the housing investment company, Funding Affordable Homes. Tom is also a director of Beaufort Capital Management Limited, a UK mezzanine investment manager, and was formerly a solicitor at Norton Rose Fulbright, specialising in corporate finance and investment funds.
Tom Pridmore
Group Director
Vivienne oversees investments in the healthcare sector within the UK and across Europe. This includes the initial appraisal and structuring of deals, as well as ongoing engagement with care providers. Vivienne has over 15 years of experience within the healthcare sector, including advising care providers and investors as a senior member of the Deloitte UK Healthcare M&A team.
Vivienne Howell
Director, Head of Healthcare
Simon has 20 years’ experience in the real estate sector within the UK and Continental Europe, focusing on capital raising, fund management and transactions. Prior to CIM, Simon was a Director of Pradera where he was responsible for raising, investing and managing the Pradera Open-Ended Retail Fund, a German domiciled open-ended institutional spezialfonds focussed on retail property across Europe. During his 17 years at Pradera, Simon was also a member of Pradera’s executive committee, country head for Turkey, acquisitions manager for the Pradera Central & Eastern Fund and asset manager for the Pradera European Retail Fund. Simon is a member of the Royal Institute of Chartered Surveyors.
Simon Cairns
Investment Director
Siu-Wai has over 20 years of experience in the investment management industry. Prior to Civitas, Siu-Wai was Partner, Global Head of Product Development and member of the Executive Committee at BlueBay Asset Management, an alternative fixed income manager. Siu-Wai has significant expertise in bringing products to market and building business platforms in both public and private asset classes. She is a seasoned investment fund director and has in-depth understanding in corporate governance issues. Siu-Wai started her career with Mercer Investment Consulting in Hong Kong before moving to London, subsequently joining JPMorgan Asset Management. Siu-Wai is a Chartered Financial Analyst and an INSEAD certified International Director. She is a Trustee of the National Youth Choirs of Great Britain and an Investment Committee member of the Salvation Army.
Sis-Wai Ng
Commercial Director
Nikolay has 17 years experience in the real estate sector in Continental Europe focusing on acquisitions and asset management. Prior to CIM, Nikolay was a Managing Director at Tristan Capital Partners where he was responsible for equity investments on behalf of core+ and value add funds. During his 10 years at Tristan Capital Partners, Nikolay has sourced and closed transactions over €3bn with primary focus on Germany/Austria, Iberia as well as CEE. Before that, Nikolay spent five years at Morgan Stanley Real Estate Investing in Frankfurt, Germany in acquisitions and asset management across core and opportunistic strategies.

Lisa is Head of Investor Relations at CIM and has been involved in real estate fund management and global capital raising for over 25 years. Prior to joining CIM, Lisa was a Partner and responsible for capital formation at Orion Capital Managers. Previously, Lisa worked at Lehman Brothers, Grove International Partners and AIG Global Real Estate. Lisa is a trained Architect and holds a Masters in Real Estate and Construction Management.
Lisa Feifer
Head of Investor Relations
Tayo has extensive experience in the origination of properties within the Social Housing sector. Prior to joining CIM Tayo was lead on a number of large projects from development stages through to sales and marketing for social housing at Funding Affordable Homes. Prior to this, he was Executive Director at Housing & Care 21 where he led a period of strong growth delivering over 6,000 homes. Tayo is also a Doctoral Researcher at Cranfield University investigating the potential to deploy private funds through Impact Investing to accelerate the transition to a Circular Economy.
